Live & Prosper in Mexico Seminar
September 23-25, 2007
Puerto Vallarta, Mexico
Dear Mexico First Alert Reader,
Remember when life was simple?
When kids rode their bikes around the block without a worry in the world? When families had time to sit down together each evening for a home-cooked meal? When doctors made house calls? When you could stop at a street-side café and enjoy good coffee and good conversation-for 75 cents?
In the U.S., those are images of a bygone era.
But this is my Mexico. Today. Now. And it could be yours, too.
Our recent move back to Mexico (after sojourns in Panama and Nicaragua) made me realize more than ever just how wonderful the lifestyle here really is.
Mexico provides the best of both worlds-a civilized pace and the charms of small community living PLUS access to all the amenities of modern life. And all, I should say, at a fraction of what you’d pay up north.
Mexico today is like the U.S. was in the 1950s and 60s…but with today’s modern amenities, of course. Here you’ll find a strong sense of community and a family-focused life-which makes every day a genuine pleasure.
Plus, Mexico offers an astounding cultural vibrancy that I simply haven’t found anywhere else. And while the pace is civilized and the environment welcoming and friendly, you needn’t sacrifice the comforts you’ve grown accustomed to-like Internet access, cable TV, well-stocked grocery stores, or first-run movies. That’s all here, too.
And you can live comfortably--I’d say even better than you do up north--for less than $20,000 a year.
So if you’re ready to trade the pressures and pace of your world for one where your financial concerns melt away…if you’re ready to step back in time to an era when life was simpler, safer, sweeter, and slower…
…then I invite you to join me for three power-packed days in Puerto Vallarta this September 23-25, 2007 for our upcoming Live & Prosper in Mexico Seminar when we’ll show you exactly how it’s done.

From Beachfront Hideaway to Colonial-Era Retreat, We’ll Introduce You to the Best Places to Live and Invest Across the Whole of Mexico

And no matter what sort of escape you dream about, we’ll help you find it. We’ll introduce you to Puerto Vallarta and environs, to be sure… but we’ll focus our attention well beyond the Pacific coast, too-to the varied cities and towns across this country where you’re sure to find exactly the sort of place you’ve always imagined.
Maybe you dream of your own beach retreat, a private coastal hideaway with gentle arches and hand-painted tiles…a hillside home that takes in sweeping Pacific Ocean views and offers a lush, bougainvillea-filled deck…
…or perhaps you long, instead, for the perpetual Spring that Mexico’s highlands provide in the Colonial-era communities where cobbled streets curve around homes and shops…piles of pink, fuchsia, and lavender blossoms tumble over fences and balconies…and European plazas with their fountains and cafés beckon…
…or maybe it’s a Caribbean hideaway you’re after…a tropical, palm-lined beach where you can bury your toes in the soft white sand and hear the steady slosh of a turquoise sea as it laps up just steps from your front door…
No matter your dream escape, in Mexico, you really can make it a reality-easily and affordably.
This September, we’ll introduce you to a wide variety of opportunities like these, all across Mexico…
Just half an hour from the sandy Gulf Coast and an hour away from famed Maya ruins sits Merida, for instance-a center of commerce and home to universities, hospitals, friendly locals, and beautiful homes that would cost three times as much in central Mexico’s more discovered colonial enclaves.
Hand-laid stones pave some of Merida’s wide, tree-lined streets. On the main square, the oldest cathedral in the Americas stands as a testament to this city’s centuries-long attention to elegant detail. Here you can own an historic home in the city center for anywhere from $25,000 to $500,000. Right now, a fully restored four-bedroom French colonial with high ceilings, a gracefully arched courtyard, and magnificent
wooden doors is on offer for just $229,000. And just minutes away from Merida, on the beautiful Flamingo Coast, you can still buy beachfront lots (some as big as 1/3 acre) for less than $50,000.
Little-known outside of Mexico is lovely Colima, the City of Palms. It’s a Colonial retreat tucked in a valley between two volcanoes, an hour from the Pacific coast. Three museums help give this university town its cultural anchor. And its many parks provide it with vast and beautiful open spaces (and of course, plenty of palm trees). Here you can own a tidy single-level home with three bedrooms, two-and-a-half baths, and a garden out back for $128,000.
There’s a surfing mecca on the Pacific coast…an extremely beautiful beach town that attracts a young, beautiful Bohemian crowd: Puerto Escondido. The beaches are gorgeous and there are plenty of sheltered coves where swimming, in very warm water, is safe. Plus it is still possible to buy a sizable lot here today¾right on the beach-for about $80,000.
In vibrant Queretaro, arguably Mexico’s most beautiful colonial city, you’ll find the center of town devoted to pedestrians. Gracious ironwork forms shallow balconies on second-story windows, from which piles of flowers tumble downward. European plazas punctuate the downtown-where the manicured gardens and sidewalk cafés are hard to resist. Here, in a new development close to downtown, you can own a new three-bedroom home in a gated community for just $90,000.
Perhaps it’s Caribbean tropical you’re after. We’ll tell you about that, too, this September. On a little island we know, called Isla Holbox-just off the northern tip of the Yucatan and very close to Cancún-you’ll find white-sand beaches and turquoise waters. Palm trees ring the coast, and the sun shines warm overhead. Here you can own a breezy, one-bedroom island-style home with a palapa roof a block from the beach and within walking distance of town for $195,000.
And that’s just for starters…
All across Mexico, as you’ll discover, are splendid opportunities for you to invest well and live comfortably. No matter what sort of escape you imagine for yourself-come with it in mind. We’ll help you find it in Mexico.
Foreigners Can Own Property in Mexico Legally…and Safely |
Owning your retirement dream home in Mexico is not the high-risk proposition you might think. As a foreign homeowner in Mexico, you are granted the same rights as nationals when it comes to protecting your investment.
And with mortgage financing services now available to expats in this country, buying your home in Mexico just got a lot easier. Find out how easy…and how safe…when you join us this September in Puerto Vallarta. |
We’ll show you exactly how (and why) Mexico offers such great value

You’ll hear not only from International Living staff on the ground-but also from well-informed, trustworthy legal, financial, tax, tourism, and real estate experts. From them, you’ll learn about...
- The “next big thing” in Mexican investment opportunities. Having spent years traveling to the far reaches of Mexico-we bring to the table something invaluable: judgment. And we’ve used it to unearth the next big investment areas across the country. Quiet, undiscovered spots where you can still get in on the ground floor. We’ll bring to light our top recommendations, and help you decide which one could be right for you.
- The optimum way to protect and diversify your holdings by investing outside the stock market. Now more than ever it makes sense to shelter some of your wealth outside the U.S. stock market-and Mexican real estate is one of the very best places in the world to do it. We’ll point you to the best places we know, where you can own a retreat that provides regular rental income as well as steady appreciation. Plus we’ll give you information on where you can make a smart investment now in land or a home…and then cash in when word gets out and prices start climbing skyward.
- A step-by-step guide to buying real estate in Mexico. Learn everything you need to know about purchasing property in Mexico in straightforward, easy-to-understand terms. Buying in a foreign country can be intimidating, but we’ll provide you with all you need to know to make the process accessible and easy.
- Find out which visa is right for you-and exactly how to get one. Whether you come to Mexico to visit a few months a year, as a full-time transplant, or as an investor, you’ll have to get a visa. You’ll find all sorts of contradictory information out there-but this September, we’ll give you the straight story so you know exactly which visa is right for you and the most efficient way to get it.
- Learn how you can put your Mexican property purchase to work in your IRA. It’s perfectly legal to hold foreign real estate in your IRA-a way to grow your retirement savings outside the stock market and earn income, tax-deferred. This fall, we’ll tell you exactly how you can do it in Mexico.
- Practical legal questions invariably come up when you’re planning a move to Mexico-like what to do about your will, what to expect in your tax bill (and how to minimize it), how to form a Mexican corporation, and more… This September we’ll walk you, step-by-step, through the best options in each area so you know what to do and what pitfalls to avoid.
- The best places to live along Mexico’s glorious Pacific Coast. Because we’ll be hosting this event in Puerto Vallarta, you’ll have a chance to see for yourself some of the most attractive opportunities for comfortable living available in and around our home base. This region-casually referred to as the “Monaco” of Mexico (but far less costly, believe me)-provides unsurpassed value with opulent surroundings-at a fraction of the price of comparable offerings in Monaco or on the Californian Coast or just about anywhere of a similar caliber, for that matter. Whether you’re looking for an ocean-view condo or a quiet villa in the hills, Puerto Vallarta offers a wide variety of properties and we’ll introduce you to the very best ones.
By the time our power-packed three days come to a close, you’ll have a comprehensive understanding of the opportunities available right now in Mexico…and a plan of action for how you might best take advantage of them.
Plus, you’ll have established excellent and reliable contacts for when you decide you’re ready to act.
IL’s Live & Prosper in Mexico Seminar is your chance to streamline the information-gathering process…to get your questions about buying and living here answered…to get a firsthand taste of Mexico’s rich culture…plus, if you choose, to take a close-up look at some of the best real estate opportunities available on Mexico’s Pacific Coast right now.
Boost Your Quality of Life, Slash Your Expenses

Thomas Wolfe famously said that we can’t go home again. Of course, he’s right. Times change, society evolves. But that doesn’t mean that all aspects of “advancement” are positive.
While we may have gained in technology, medicine, finance-we’ve surely sacrificed in civility, cultural awareness, and natural beauty. You need only glimpse the smog hovering above thousands of commuters as they trudge along a freeway, bumper-to-bumper, to know something’s missing from our American lifestyle today.
But it’s something you can reclaim in Mexico. And the real beauty of it is: You don’t have to sacrifice the comforts and conveniences you’re used to. Nor do you have to pay through the teeth for it.
Here you can enjoy a more simple life. In many ways, Mexico is like a throw-back to an era long lost up north. I mean, doctors here still make house calls-and for, on average, about $30.
It’s not expensive to employ household help in Mexico, either-you can have a maid help you at home for about $2 an hour and a gardener for $3-and when you do, all of a sudden you have time to read, time to play golf or relax on the beach, time to meet friends and savor life.
And when it costs $100,000 for a house you’d pay $300,000 for back home, you’re left with savings you can spend on living well. Pamper yourself with a manicure, pedicure, and haircut…and pay about $25.
In Mexico, comfortable…even luxurious…living comes without the “sticker shock” you’ll get if you go looking for a retreat in the U.S. Sunbelt or other popular retirement destinations
A Couple Can Live Well in Mexico on Less Than $20,000 a Year
|
The following chart gives you an idea of the monthly expenses a couple might incur living comfortably in Mexico. We have rounded up with the numbers, and we’ve included rent—though keep in mind that if you’ve bought your house outright, you won’t have this expense (though you would want to include property taxes—but that rarely comes to more than $300 per year).
Housing (rental of a two-bedroom home) $800
Utilities (electricity, water, gas, phone, cable TV, Internet) $175
Groceries $300
Entertainment (dining out and other activities) $250
Incidentals (clothes, household items, etc.) $100
_______
Monthly total: $1,625
Annual total: $19,500
But, of course, everyone’s lifestyle requirements are different. You could live on less. It’s possible to rent a place for $400 a month (or even less). And you can certainly spend more, but¾fortunately¾not much more.
For example, add about $300/month if you want a maid and gardener three times a week. And if you like to dine out frequently, or like to travel, play golf, scuba dive, etc., you will obviously spend more money. But it will still be much less than you would, no doubt, spend for the same activities in the U.S. You can go to the ballet in Mérida for $5 or a world-famous symphony in Jalapa for only $2. |
Five MORE Reasons Why Mexico Makes Sense

If the laid-back but culturally rich lifestyle that Mexico offers appeals to you--you’re not alone. More than 250,000 American expats are already living the dream in Mexico’s coastal cities and mountain hideaways. (Plus another quarter million Americans with Mexican roots have returned to the more pleasurable lifestyle offered here.)
Many of these settlers barely speak a word of Spanish. In fact, I’ve met scores of folks who are afraid to travel to Europe or Asia--much less live there--but think nothing of buying a home in Mexico. They view it as just as safe as living in the U.S.--and many of them feel it’s far safer.
And, as I’ve mentioned, the number one reason U.S. expats settle here is the good-value cost of living. But beyond that, here are five more good reasons why so many Americans are heading south…and you may want to, too…
- The weather is better. Trade those harsh northern winters for year-round sunshine and tropical temperatures.
- Health care is first-rate…and affordable. Many doctors and dentists are American-trained. And here, as I’ve said, doctors still make house calls. Access to health care services is excellent…and affordable.
- English is widely spoken. Though you’ll probably want to take Spanish lessons once you move here, in most places you’ll have no trouble getting along with little more than “hola” and “gracias.” Some regions, such as San Miguel or Puerto Vallarta, have very large English-speaking communities and the language issue is not critical. In other less populated areas stronger language skills become more important.
- Foreigners can buy and sell property. The Mexican legal system protects the rights of foreign property owners. Here you can enjoy owning the kinds of property that might be priced out of your budget in the U.S. And now it’s possible to get mortgage financing in Mexico.
- It’s close. This may be the biggest reason why so many expats have chosen Mexico-you’re never very far away from friends and family back home. Of course, you can fly here if you like…but it’s possible to escape to your Mexican paradise in your own car.
“You people are clearly experts.”
Don’t take our word for it. Listen to what past Mexico seminar attendees have to say:
|
“The seminar offered valuable information that helps, informs and, at the same time, cuts through the ‘wow’ factor. There was a tremendous amount of practical information that causes you to think about factors that aren’t obvious, but will affect your decisions.” – Adam Lynch, Maumee, OH
“Thanks for this opportunity. This seminar was well organized, on schedule and problem free! You people are clearly experts. I would recommend your seminars to anyone and would attend again in another area.” – Pat Stahl, Waipahu, HI
“The two conferences I’ve attended have given me what I needed. Thanks!” – Ron Magnuson: Longmont, CO
“I feel that the information received was more than valuable. So many of my questions and concerns were answered 100%. Thanks!” – Beverly Marshio Fulton, TX
“Overall I was very pleased with this event. I can’t think of a better way to learn about buying real estate and living in Mexico.” – John Carter, Austin, TX
“ Very enjoyable. Answers were obtained…and new questions arose. The people attending and presenting were wonderful. There are tons of information to sift through when we get home.” - Gary Beesley, Doylestown, PA
“Excellent seminar, great speakers, well prepared. I enjoyed the informal time I had to chat with the speakers.” – Jim Dokozian, Anchorage, AK |

Welcoming Puerto Vallarta--Where You can Enjoy Beaches, Shopping, Outdoor Dining, Lively Entertainment, and More…

Mexico has a tremendous amount to recommend it when it comes to comfortable, easy living-in communities from the Pacific coast to the central highlands to the Yucatan and the Caribbean. And we’ll introduce you to the best of them this September.
In fact, we’ll be based in one of our favorite Pacific-coast retreats: Puerto Vallarta. And, of course, you’ll have a chance to explore it.
Puerto Vallarta proper is a cobblestone fishing village made famous by John Huston’s 1964 film, The Night of the Iguana. In Viejo Vallarta, the buildings are whitewashed with red-tile roofs and wrought-iron balconies.
In Gringo Gulch, a neighborhood in the hills surrounding town, homes perch behind curtains of green palms and color-filled gardens, looking out to a bright blue ocean. (This is the neighborhood where hundreds of expatriates settled in the 1950s. You can visit Elizabeth Taylor’s former home, connected by a “love bridge” to the pool house she shared with Richard Burton, who lived across the street.)
The Old Town’s charming streets are anchored by tree-shaded plazas, and on the main square, a church topped by an ornate crown. On the malecon, where a seawall and sidewalk run along the shore, you can rest on a carved iron bench or take a break in one of the many restaurants or cafés. Whimsical sculptures dot the street, and galleries offer everything from folk art to fine examples from modern masters.
Here in Pacific-coast Mexico, the sun lingers long in the sky and the weather is warm year-round (admittedly, it can get hot and humid in the summer, but sea breezes cool the hillsides).
Famed contemporary designer, Philippe Starck, has Puerto Vallarta on his radar screen. In fact, he’s just created a new development called Icon Vallarta, which will include luxury one, two, and three-bedroom condos starting in the low $200,000s. Sleek and sexy, this will be the hip place to live…
But you needn’t live in a modern tower to enjoy wonderful views and breezes. In fact, right now there’s a home on offer that could provide income to you as well. The main home has two bedrooms and three full baths. In addition, there’s a separate one-bedroom suite, complete with kitchen and bath, which you could use as a rental. One of the two outside terraces provides wonderful views of the Bay and town. It’s listed for just $199,000.
For $179,000 you can own a spacious condo in the hills above town. It has a vast, flower-filled terrace perfect for entertaining, and a chef’s kitchen. There are just seven units in this complex, and from the shared rooftop terrace as well as the common pool the views are jaw-dropping. This one-bedroom (plus den) unit is being offered fully furnished, so you could move right in.
SMART TIMING: The U.S. Housing Bubble Threatens to Burst, But in Mexico There’s No Bubble to Worry About
|
Let’s face it-the U.S. housing market is on shaky ground right now. You need only glance at the real estate section in any major newspaper to understand that the best second-home and retirement destinations in the U.S. are approaching crisis mode.
These markets have stagnated, and are threatening outright collapse. And¾even if you’re willing to take on the risk of investing-your cost of living is likely to be so high, chances are you’ll have to pinch pennies elsewhere.
Enter Mexico.
Come spend time with us at our Live & Prosper in Mexico Seminar, and we’ll show you that while the real estate bubble may be on the verge of bursting up north-there just isn’t one here in Mexico.
Sure, in some pockets great numbers of expatriates have swooped in, driving prices up. But that’s not the case in the places we recommend-and while prices are showing a steady rise in the communities we like…they aren’t inflated beyond all reason.
In other words, you’ll still find excellent values, you’re likely to benefit from appreciation gains, and you’re likely to live well and affordably while your property value increases.
So whether you long for a beachside escape where you can walk each morning along a palm-lined coast, or you dream of a high-country retreat where you can relax in a private garden where blossoms climb the stone walls-we’ll help you focus your search so you can find a place you love…one you can enjoy while it’s making you money. |
You’ll Love the Luxurious, Beachside Home Base
Where We’re Hosting this Event

While most of your days will be spent in presentations, we’ve left some room in our busy schedule for you to explore and enjoy Puerto Vallarta. In fact, we’ll even take you on a familiarization tour.
We’re hosting this event at the Fiesta Americana Hotel. Located just ten minutes from the airport and seven miles from the charming cobblestone streets downtown, the Fiesta Americana provides a wonderful place for a discriminating traveler to enjoy a relaxing beach getaway.
The Fiesta Americana’s three-story, thatched palapa lobby is a landmark in Puerto Vallarta’s Hotel Zone. The resort sits on an expansive stretch of sand and is surrounded by lush tropical gardens and cascading waterfalls.
During your stay, you can dine at one of the hotel’s three restaurants to taste the catch of the day or some of Mexico’s finest traditional dishes while watching a beautiful sunset over the Bay of Banderas.
Appetizers and cocktails are available at the snack shop and three bars-including a swim-up bar in one of the resort’s two pools.
As a conference attendee, you can take advantage of a greatly reduced rate-rooms are only $90 a night. Plus we’ve negotiated with the hotel to allow you take advantage of this special rate from September 18-30, 2007-so I encourage you to make a vacation of this and extend your stay either before or after the seminar (or both).
A Truly Unique Opportunity:
Help Newborn Sea Turtles Reach the Sea
|
The Fiesta Americana Hotel is a proud participant in the Puerto Vallarta Sea Turtle Protection Program. During our stay at the hotel, the hotel staff, along with the assistance of our conference attendees and guests, will be releasing newborn sea turtles for their maiden journey across the beaches and out to sea.
The Release Program was developed to protect the thousands of eggs that sea turtles lay along Puerto Vallarta’s scenic beaches. High volumes of tourist traffic on the beaches had a very negative impact on the turtles¾resulting in only 40% of the eggs hatching. However, thanks to the success of this protection program 96% of the eggs now hatch and are successfully released.
Each night throughout the sea turtle season, resort staff members from the Fiesta Americana and other hotels head down to the shore to gather sea turtle eggs. The eggs are then transported for incubation still in their nests, to best preserve natural conditions.
After the incubation period, the hatchlings emerge from their eggs and are ready to be released on the beach-their nesting site. During our conference, the hotel staff-along with any interested conference attendees-will be releasing the next crop of baby sea turtles.
This sunset event will provide us a thrilling opportunity to observe firsthand the spectacular diversity and abundant wildlife that Mexico has to offer. |
Private Real Estate Tours Available To Seminar Attendees Only-The Best Way to Get a Feel for the Properties and Lifestyle

During the program, you’ll gain a solid understanding of the best investment and lifestyle options open to you throughout all of Mexico.
But really, there’s no substitute for getting a little sand in your shoes. You need to walk along that beach for sale and linger on the balcony of that villa on offer to get a proper sense for what you like-and exactly how far your dollars will stretch.
So I encourage you to join the series of optional real estate day-trips, which have been arranged for you. They depart once the seminar comes to a close.
You’ll travel by bus on these group excursions, and you’re guaranteed a great market overview. (Of course, you’re also welcome to explore this coastal area on your own-you’ll have an opportunity to meet local realtors and schedule appointments to tour local developments. Although I do think there’s some value in having fellow travelers on hand to share their insights and give you feedback.) Either way, I encourage you to stay on for a few days after the seminar if you can.
Tropicasa Realty Tour--September 26 and 27
This is a two-day tour in and around the Puerto Vallarta area. You will visit new developments as well as re-sale offerings of existing units. A bus will pick you up on both mornings at the Fiesta Americana Hotel. The tour is organized and hosted by Tropicasa Realty of Puerto Vallarta.
If you are interested in participating in this tour, please e-mail Wayne Franklin at Franklin@tropicasa.com or call him at 1-866-978-5539 (or Mexico Toll-Free: 01-800-877-7000).
MexicoAlive Real Estate Tour--September 28
This is a one-day tour in and around the Puerto Vallarta area where you will visit four new developments. A bus will pick you up at the Fiesta Americana Hotel. The tour is organized and hosted by Mexico Alive of Puerto Vallarta.
If you are interested in participating in this tour, please contact Mark Talon at talon@mexicoalive.com.
(You can sign up for these tours in advance of-or during-the seminar. Please note that these are purely real-estate focused tours-not general sightseeing.)
No Passport? No Problem. You Can Still Come!
|
Good news for U.S. travelers: Delays in getting your passport issued or renewed will no longer prevent you from flying to Mexico for our seminar. Until September 30, you’ll be able to leave and return to the U.S. if you can show that your passport application is being processed.
As you may be aware, the U.S. passed legislation last year that, among other things, requires U.S. citizens to carry passports when returning from Mexico by air.
But the increased demand for passports has swamped the U.S. passport-issuing facilities. The official wait time for passports, according to the Department of State, is 10 to 12 weeks for routine service and 2 to 3 weeks for expedited service-but in reality, it’s taking months longer.
As a result of these delays, the State Department and Homeland Security have agreed to an interim measure. If your passport is being processed, you now can fly to Mexico using a government-issued photo ID (such as a driver’s license) and carrying proof from the State Department that you have a passport application in process.
You can get proof of application by visiting this government website and following the links to see your application’s status and to print out the proof form.
For now, the waiver is only in effect until September 30. |

You’ll meet and hear from our contacts in Mexico, who will share their hands-on, practical insights about day-to-day living in Mexico. Plus, you’ll hear from the experts we’ve assembled to answer your real estate, legal, immigration, and banking questions… and more. Our excellent roster of speakers includes:
SUZAN HASKINS
Latin America Editorial Director, International Living
Suzan Haskins was born in Tulsa, Oklahoma, and grew up in Dodge City, Kansas; Fargo, North Dakota; and Middletown, New Jersey, before moving to Omaha in 1976. She has a degree in journalism from the University of Nebraska at Omaha.
She spent the early years of her career working in television production, advertising and marketing in Omaha. After spending several years as v.p./creative director for one of Omaha’s largest ad agencies, she eventually started her own company to provide business-to-business marketing services to Omaha’s largest corporations.
In 2001, she left Omaha, along with her husband, Dan Prescher, to join the staff of International Living in Quito, Ecuador. From there, the Haskins/Prescher team moved to Mexico, and they have spent the past year in Panama and Nicaragua. They now live in Mérida, Yucatan, Mexico.
Suzan is International Living’s Latin America Editorial Director and is responsible for the company’s Latin America-based publications.
BENJAMIN BEJA
Director General, Mexico Alive
Benjamin Beja has experienced a lifetime of world travel-having visited close to 100 countries. Now he is happily ensconced on the west coast of Mexico-living just outside Puerto Vallarta on the beautiful Bay of Banderas. A combination of legal, business, real estate, and language skills, as well as the insights gained from his travels, make him an ideal person to lead MexicoAlive and to help others discover their own paradise in Mexico.
Before joining MexicoAlive, Beja developed extensive business experience in sales and marketing, project management and business development while working on projects in Spain, Mexico, and throughout Latin America. He has a wide-ranging background across business sectors-including real estate, banking, law and technology. He has used this diverse background to hone his ability to identify the finest in coastal real estate and to provide buyers the best and most stress-free purchase experience.
A native of Mexico City, Beja was awarded his law degree with highest honors from the prestigious National University (UNAM) in 1991. Postgraduate studies in Japan followed, and a Masters in Business Administration from Harvard University rounded out his formal education. But this soft-spoken family man, who is drawn to Far-Eastern philosophies and has been editor of a literary magazine, attributes his acumen in business and working with people not only to his outstanding education, but also to his unique understanding of the Mexican way of life combined with his experience in other cultures.
JOSE LUIS BRAVO

His wide-ranging duties entailed working with a diverse set of constituents-including international students, University representatives, Mexican families to host foreign students, Spanish teachers, Spanish school managers, volunteer program representatives, and worldwide agents in the foreign language industry. He now participates in research programs at local Universities in subjects related with higher education and services innovation.

It is a unique development best described through three great ideas: an exclusive country club, a luxurious residential development, and a convenient commercial area. These elements help create a strong sense of community-formed by a group of people with shared values in cooperation, recreation, and a love of learning across all phases of life.
Rancho Los Labradores seeks to establish a peaceful and pleasant living atmosphere in an ambiance of mutual respect, with spaces of great natural and architectural beauty, and totally respectful of its environment and of its regional architectural style.

DOUG JONES
Mortgages in Mexico
Doug Jones is a mortgage loan professional who has been involved in many aspects of the mortgage industry over the last 30 years. Doug started his mortgage career as a loan processor, so he knows how to put together a loan package. In 1983 Doug was one of the first to open a mortgage brokering company in the U.S.-at a time when only mortgage bankers and savings & loans made mortgage loans. He recognized a distinct advantage for the borrower to be able to go to a loan officer empowered to offer loan programs from many different companies rather than just one. Revolutionary at the time, it is now standard practice in the industry. He has been the top loan producer in every office he has worked in.
After having traveled to Mexico for over 30 years, and always on the lookout for mortgage business opportunity in Mexico, Doug decided it was time to start a mortgage company in Mexico. In September 2004, Mortgages In Mexico was formed. Through his pioneering efforts, and the efforts of many who have recently come into the industry, the mortgage industry in Mexico has matured. Like the U.S., the mortgage industry is now a tool to make homes more affordable to more people in Mexico. Mortgage financing is now a part of more and more purchase transactions. With this increase in demand, Doug anticipates an increase in property prices. Doug will be discussing the current lending environment, how you can take advantage of financing for your own purchases, and what might be in store for the industry as it continues to grow.
