Even so, over-blown fears of his left-leaning politics have sent many foreign buyers scurrying to the sidelines to wait and watch…and that's created a buyer's market.

But here's the important part-- those fears are not panning out.

Sooner or later (probably sooner) those would-be investors scared off by the political frenzy are going to figure that out, propelling Nicaragua back onto the radar screen of hot tourist playgrounds and tropical retirement destinations.

When Daniel Ortega was elected president of Nicaragua by a popular vote in November of 2006, he promised to eradicate poverty and stimulate Nicaragua's economy through increased tourism and foreign investment.

Is he keeping his word nearly a year later? You be the judge.

•  October 2007--Ortega signs a $111 million loan agreement with the International Monetary Fund (IMF) to increase social spending and improve investment in energy, water, education and health. According to the IMF, Ortega's government is “committed to increasing private investment and intends to continue working on strengthening the business climate.”

•  The European Union will give $300 million in economic aid for education and health to Nicaragua over the next several years.

•  According to the Nica Times, Nicaragua's Attorney General Hernan Estrada recently assured a group of foreign developers, “Your properties are absolutely secure.” Said one developer, “The red carpet was rolled out for us. I believe this may stand out as a great week for the bright future of Nicaragua.”

•  The U.S. and Nicaragua are playing nicely together in the hemispheric playground. At a news conference this past summer, Thomas Shannon, the U.S. Assistant Secretary of State for Western Hemisphere Affairs, told reporters, “We have established a good working relationship with the Ortega government,” and he added that the U.S. is not alarmed by Ortega's growing closeness to Venezuela and Iran.

•  According to the Latin Business Chronicle , a U.S.-based publication, Nicaragua's current competitive business environment and strong integration with global markets bode well for the country's future. Nicaraguan exports continue to rise…tourism is poised to boom…and the amount of new businesses and commerce within the country is increasing.

•  Within hours of his election last November, Daniel Ortega addressed a room full of U.S. investors and pledged his support for continuing development and foreign investment in the country, saying “No one is going to allow seizure of property big or small. We need to eradicate poverty, but you don't do that by getting rid of investment and those who have resources.”

That potential has piqued the interest of forward-looking property shoppers looking to buy in ahead of the almost-sure-to-follow next land rush.

Cancellations received on or before October 30, 2007, will receive a full refund less a $150 penalty per person. From October 31, 2007 through November 19, 2007 a refund less a $350 penalty per person will be given. After November 19, 2007, the tour fee is non-refundable.
